How Do You Know When Your Roof Needs to Be Replaced?

A roof replacement is a significant investment. We never recommend one unless the evidence clearly supports it. These are the conditions that typically indicate a replacement is the right decision rather than a repair.

Your Roof Has Reached the End of Its Service Life

Asphalt shingles have a typical service life of 20 to 30 years depending on the material grade, installation quality, and weather exposure. In Louisiana and Texas, where heat, humidity, and storm frequency accelerate weathering, roofs often reach the end of their useful life sooner than the manufacturer's estimate. When granule loss is widespread, shingles are brittle or cracking across multiple areas, and the mat core is compromised, replacement is the most cost-effective path forward.

Moisture Has Reached the Decking

When water infiltration has been ongoing long enough to saturate or rot the roof decking, a repair is no longer sufficient. Soft spots, dark staining, or visible deterioration in the decking during inspection indicate that the roof system has been compromised at a structural level. A full replacement that includes deck repair or replacement is required.

Storm or Hail Damage Is Widespread

A single storm event can cause damage across the entire roof surface simultaneously. When wind has lifted starter strips across multiple sections, hail has compromised the granule surface of shingles uniformly, or impact has cracked ridge caps and damaged valleys throughout the roof isolated repairs will not restore the roof's integrity. A full replacement is the appropriate response.

Repeated Repairs Are No Longer Cost Effective

If a roof has been repaired multiple times and continues to develop new leaks or problem areas, the underlying system has degraded beyond the point where targeted repairs provide lasting value. At this stage the cost of continued repairs often exceeds the cost of replacement over the same timeframe.

Use this company to get your new roof! Everyone was so very helpful and responsive throughout the entire process, especially Justin and Scott! From start to finish, Scott saw our project through and helped us get insurance to cover our new roof. Scott was very patient with all my questions and concerns, and always found an answer for me if he didn't know it already. Jorge and his crew were amazing as well when it came time to install the new roof. Jorge kept me informed as the day progressed and even went out of his way to fix another issue in my attic that was unrelated to the roof itself, just out of the kindness of his heart! Great company with great employees who treat you like family. You won't regret using them!

Cold Calling everyone in the neighborhood of Magnolia Woods about roofing work. They called my wife's cell (a memphis number) and were asking/looking for me. My wife said it is the wrong number, and they insisted that number was actually my number. Again my wife said NO it is not, and asked how they got her cell number and they again asked for me by name and cited that they know this is my number because they got it off "some list". Desperate company, I would never use. If someone has roofing issues, they will obviously reach out to a roofing company - we do not need to be SPAMMED about it.
Response from the owner 14:59 13 Jun 25
Thanks for your feedback, and I’m sorry for the negative experience you and your wife had. That’s absolutely not the way we want to show up in the community. We train our team to be respectful and professional at all times—especially when reaching out to local homeowners. Based on your note, it sounds like we missed the mark here. We’ll be reviewing this call and tightening up our outreach process immediately. For what it’s worth, we aren’t “spamming”—we’re a local company trying to make people aware of storm damage and insurance benefits they often don’t know about. That said, it should never feel pushy or invasive. If you’d be open to a quick call, I’d like to personally apologize and make it right. Either way, we appreciate your time and take your words seriously.— Chad Elrod, CSO📞 225.400.1009 | 📧 Chad@josephmill.com

Our Roof Replacement Process, Step by Step

A roof replacement done correctly is not just about putting new shingles on top of old ones. It is a complete system installation. Here is exactly how JosephMill approaches every residential roof replacement.

Step 1 — Free Inspection and Documentation

We begin with a thorough inspection of the full roof surface, the decking, the ventilation system, and all penetrations, including pipe boots, flashing, valleys, and ridges. We document everything with photos and written notes. You receive a complete picture of your roof's condition before we discuss any options.

Step 2 — Itemized Estimate

Before you sign anything, you receive a clear, itemized estimate that breaks down every component of the replacement, including materials, labor, decking repair if needed, disposal, and cleanup. Louisiana law requires this, and we apply the same standard in Texas. No vague line items. No surprise charges after the job is done.

Step 3 — Material Selection

We install CertainTeed and Atlas asphalt shingles and exposed fastener metal roofing systems. We walk you through your options based on your roof geometry, your budget, your local weather exposure, and your long-term performance goals. The right material for your home in Denham Springs may be different from the right material for a home on the Texas Gulf Coast, and we explain the difference so you can make an informed choice.

Step 4 — Full Tear-Off

We remove all existing roofing material down to the decking. We do not install over existing shingles. Installing over old material traps moisture, adds weight, voids manufacturer warranties, and masks underlying problems. Every JosephMill replacement starts with a clean deck.

Step 5 — Deck Inspection and Repair

Once the old material is removed, we inspect every section of the decking for soft spots, rot, delamination, or moisture damage. Any compromised decking is replaced before new material goes on. This step is critical, because no roofing system performs correctly over a compromised deck.

Step 6 — System Installation

We install synthetic underlayment, drip edge, valley metal, starter strips, field shingles, and ridge caps following manufacturer specifications and local building code requirements. Fastening patterns, overlap dimensions, and ventilation balance are all addressed as part of the installation, not as afterthoughts.

Step 7 — Final Inspection and Cleanup

After installation is complete we conduct a full walkthrough of the roof and the property. Every nail, shingle scrap, and piece of old material is removed from your yard. We do a final review with you before we leave so you can see the completed work and ask any questions.

Our Roof Repair Process

Step 1: Thorough Inspection

We inspect the full roof surface, not just the area you reported. Many roof problems have secondary damage that goes unnoticed until it becomes a bigger issue. We document everything we find with photos and written notes.

Step 2: Itemized Estimate

Before any work begins you receive a clear, itemized estimate that explains exactly what needs to be repaired, what materials will be used, and what the cost will be. No surprises. No hidden charges. This is required under Louisiana law and we apply the same standard in Texas.

Step 3: Repair

We complete the repair using CertainTeed or Atlas materials appropriate to your roof system. Every repair follows manufacturer specifications and local building code requirements for the applicable state.

Step 4: Post-Repair Documentation

After the repair is complete we provide documentation of the work performed. This is valuable for your records, your homeowner's insurance, and any future roof assessment.

Material Choices for Roof Replacement

Asphalt Shingle Roofing: CertainTeed and Atlas

Asphalt shingles remain the most widely installed residential roofing material in Louisiana and Texas. We install CertainTeed and Atlas shingles, two of the most respected names in the roofing industry, across all residential roof styles including gable, hip, gambrel, mansard, and combination roofs.

CertainTeed and Atlas both offer shingle lines with enhanced impact resistance ratings, which is an important consideration in storm-prone markets like South Louisiana and the Texas Gulf Coast where hail and wind events are frequent.

Exposed Fastener Metal Roofing

Metal roofing offers exceptional durability, longevity, and performance in high-heat and high-humidity environments. Exposed fastener metal panels are a proven, cost-effective metal roofing option for residential properties. Metal roofing handles wind uplift, heat cycling, and coastal humidity better than most alternative materials, making it a strong choice for both Louisiana and Texas homeowners.

Roof Coatings

In situations where a full tear-off replacement is not yet warranted but the existing roof surface needs restoration and protection, a roof coating may be the right solution. Coatings extend the service life of an existing system by sealing minor gaps, reflecting heat, and slowing weathering. We assess your roof’s condition to determine whether a coating is appropriate or whether replacement is the better long-term investment.

Roof Styles We Work On

Every roof style presents different installation requirements, drainage considerations, and weather exposure characteristics. JosephMill replaces roofing systems on all residential roof styles.

Gable Roofs

The most common residential roof style, with two sloping sides that meet at a central ridge. Gable roofs are straightforward to install on but require attention to rake edge and ridge details to prevent wind-driven water infiltration.

Hip Roofs

All four sides slope downward to the walls. Hip roofs are inherently more wind-resistant than gable roofs, which is a relevant factor in Louisiana and Texas storm markets. Hip roof replacement requires precise attention to hip cap installation and valley intersections.

Dissimilar Material Transitions, When Shingle Meets Metal or Coating

Gambrel Roofs

Two different slopes on each side, with a shallower upper slope and a steeper lower slope. Common on older homes and barn-style construction. The transition between slopes requires careful flashing and underlayment detailing to prevent water accumulation.

Mansard Roofs

Four sides with two slopes on each side, with the lower slope being nearly vertical. Mansard roofs involve complex geometry and multiple transition points that require experienced installation to waterproof correctly.

Flat Roofs

Flat roofs require a different approach than pitched roofs, and drainage design and surface coating selection are critical. We assess flat roof conditions and recommend the appropriate replacement system based on slope, drainage, and exposure.

Combination Roofs

Many residential properties combine multiple roof styles, such as a gable section over the main structure with a hip section over an addition. Combination roofs involve multiple valleys, transitions, and geometry changes that require careful planning and execution. We document the full roof geometry during inspection and address every transition in the estimate.

When Roof Replacement Is the Correct Choice

Roof Replacement and Insurance Claims

Many residential roof replacements in Louisiana and Texas are triggered by storm, wind, or hail events and may be covered under your homeowner’s insurance policy. JosephMill assists homeowners through the documentation process in both states.

What we do:
  • Inspect and thoroughly document all storm-related damage
  • Provide a good-faith itemized estimate as required by Louisiana law
  • Make ourselves available during your insurer’s inspection to document our observations
  • Complete the replacement based on your insurer’s approved scope and pricing
  • In most cases your only out-of-pocket cost is your deductible
What we do not do:
  • We do not negotiate with your insurance company
  • We do not act as a public adjuster
  • All claim decisions remain with you and your provider

How long does a roof replacement take?

Most residential roof replacements are completed in one to two days depending on the size and complexity of the roof, the materials selected, and weather conditions. Larger homes or complex roof geometries with multiple valleys and transitions may take longer. We provide a clear timeline before the project begins.

No. We perform a full tear-off on every replacement. Installing over existing material traps moisture, adds unnecessary weight to your structure, voids manufacturer warranties, and hides underlying deck problems that need to be addressed. Every JosephMill replacement starts from the deck up.

We install CertainTeed and Atlas asphalt shingles and exposed fastener metal roofing systems. We recommend materials based on your roof geometry, local weather exposure, budget, and long-term performance goals.

If the replacement is triggered by a storm, wind, or hail event your homeowner’s insurance may cover the cost. Coverage depends on your specific policy, deductible, and the adjuster’s scope. We document damage thoroughly and can be present during your insurer’s inspection to ensure the full scope of damage is captured.

We make this determination during our free inspection. If the damage is isolated and the deck is sound a repair may be all that is needed. If moisture has reached the decking, damage is widespread, or the material is past its service life a replacement is the appropriate solution. We explain our reasoning in the estimate so you can make an informed decision.

For situations where storm damage has left a home significantly exposed we offer emergency response and temporary protective measures while a full replacement is planned and scheduled. Call us directly:
